A SBEM Calculation (Simplified Building Energy Model) is used to calculate the compliance of your new build commercial property with Part L Building Regulations.

SBEM calculations are completed in Government approved modelling software and will take into account your building materials, the type of heating, cooling, hot water, ventilation and lighting Services.  Furthermore the use of renewable energy sources, such as solar photovoltaic, solar thermal, wind turbines and ground/air-source heating will all contribute to your final results.

These calculations provide a clear picture of the energy performance and carbon emissions of your proposed property.

When do I need an SBEM Calculation?

SBEM calculations are required in order to comply with Building Regulations Part L2. Your Building Control Body will request calculations when you are building, refurbishing or extending any commercial premises over 50m².

The SBEM calculations produce a BRUKL Report which shows the energy efficiency rating for the building in question. If the SBEM report certificate shows a Building Emission Rate (BER) lower than the Target Emission Rate (TER) then the project passes Building Regulations Part L2.

What does a SBEM Calculation provide?

This calculation provides a carbon footprint of the proposed building (and is required by Building Regulations Part L).  It indicates the energy cost and carbon emissions generated at the design stage of a project.

Very often changes will be made after ‘As Design calculations’ in liaison with the architect, developer or client to ensure that the construction complies with the latest regulations. It is essential to engage with an accredited consultant before finalizing the design.

Do I also need an EPC?

Yes, once the construction has been completed and all works have been carried out as per the SBEM specifications, an Energy Performance Certificate (EPC) is produced from SBEM calculations.  We produce your EPC for free when undertaking your SBEM calculations.

How we can help you:

Whatever the size of your project, we can undertake your SBEM calculations. We will review your plans and specifications, make recommendations, and ensure we work with you to meet your deadlines.  We will also produce your Energy Performance Certificates (EPCs) for free.

Our team of experts are fully accredited and well-equipped to navigate the latest building regulations and answer any questions, we are proud of the service we offer to our clients:

  • We have many years’ experience in SBEM calculations.
  • We offer unbiased advice on ways in which you can make your building more energy efficient.  This advice will also be cost effective, therefore saving you money.
  • Our team are fully trained and have the knowledge to fulfil the job with accuracy that will meet your deadlines, ensuring projects stay on schedule.  We will keep you informed during the entire process, and we are more than happy to liaise directly with your Building Control Office and Design Team.
  • We have assessors qualified with CIBSE to Level 5 standard, we can therefore carry out SBEMs on even the most complicated buildings. It is mandatory a Level 5 SBEM is carried out on for projects with atriums, complex ventilation systems or an automatic blind control system.

Top Tips:

  • Get your SBEM completed as early as possible. Involving your assessor as part of the Design team will ensure compliance shortfalls can be identified before they become problem.
  • Lighting has a huge impact on the energy demand of the building, so getting your illumination and controls strategy right is crucial.
  • Even if your building is under 500m2 consider your Air Tightness Barrier Line early. Getting a good air test score can be a very cost effective way to hit the emission targets.
